In order to expedite the processing of your loan, the following documents and forms may be required. Please contact a InterBanc Mortgage loan consultant for the exact list which pertains to your situation. The more complete documentation you supply, the more promptly we can obtain your loan approval!
  1. Uniform Residential Loan Application
  2. InterBanc Forms:
    • Borrower Signature Authorization.
    • Purpose Letter - (for refinance only).
    • Document Certification
    • Hazard Insurance / Impound Authorization
    • Fair Lending
    • ECOA Notice
    • Notice to Applicants
    • Mortgage Loan Origination Agreement
    • Service Transfer Disclosure
    • Occupant Affidavit
  3. Paycheck stubs - if salaried. A copy of your most recent paycheck stubs with year-to- date earnings indicated. Two pay periods or more to cover at least a 1-month period.
  4. W-2 forms for 2003 & 2004, please select most legible copy.
  5. Federal tax returns, copy of form 1040 and attached schedules for tax years 2003 & 2004.
  6. Profit & loss statement - for self-employed borrowers. Current P & L and balance sheet.
  7. Corporate federal tax returns, 2 fiscal years of form 1120 with all schedules - for incorporated with more than 24% ownership.
  8. Additional income - Any supporting documentation of additional income, such as social security, pension, alimony, rental income, interest income, child support, etc.
  9. Sales contract/purchase agreement, termite inspections - (if purchase)
  10. Copy of Deed of Trust and promissory note on existing first loan if you are applying for a second mortgage.
  11. Bank account statements (including stock accounts) - for the past two months, or most recent quarter.
  12. Retirement account statements - (IRA, pension 401k, etc.) - for the past two months or most recent quarter.
  13. Rental agreements/leases on all rental properties owned. Copy of the mortgage payment coupon on the rental property.
  14. Copy of automobile pink slip - If less than 5 years old and owned free & clear.
  15. Copy of current mortgage payment coupon/statement.
  16. Divorce Papers - must have recorded County copy of the divorce decree, interlocutory and stipulation, if applicable.
  17. Fire Insurance Policy with agentīs name and phone number - for refinance only.
  18. Homeowners Association Information - for Condo, Townhouse and PUD. Provide association name as well as the name and telephone number of the management company for the association. (A fee may be involved, payable by the Borrower to the HOA)
  19. Landlords name & address if currently renting for rental payment history.
  20. Copy of front and back Alien Registration Card of H1 VISA (If not a US Citizen)
