Required Documentation

Thank you for your interest in InterBanc Mortgage. In order to expedite the processing and placing of your loan, we need the attached forms completed by you and the highlighted documents collected. The more complete documentation you supply, the more promptly we can obtain your loan approval!.


Questionnaire Required Documentation Alternative to Foreclosure

  1. Complete Uniform Residential loan application form, sign & date.
  2. Sign all documents after you have read and completed them.
    • Borrower Signature Authorization.
    • Purpose letter - (for refinance only)
    • Document Certification.
    • Hazard Insurance / Impound authorization.
    • Fair Lending.
    • ECOA Notice.
    • Notice to Applicants.
    • Mortgage Loan Origination Agreement
    • Servicing Transfer Disclosure.
    • Occupancy Affidavit.
  3. Paycheck stubs - if salaried. A copy of your most recent paycheck stubs with year-to- date earnings indicated. Two pay periods or more to cover at least a 1 month period.
  4. W-2 forms for 2004.
  5. Federal tax returns, copy of form 1040 and attached schedules for 2003 & 2004 (most recent please).
  6. Promissory note on existing first and/or 2nd mortgage(s).
  7. Bank account statements most current for all accounts (including stock/401k/IRA, etc.)
  8. Copy of current mortgage payment coupon/statement.
  9. Notice of Default - copy of letter mailed you.
  10. Reinstatement letter - if you have received one.
  11. Fire Insurance Policy with agents name and phone number
  12. Homeowners Association Information - for Condo, Townhouse and PUD. Provide association name as well as the name and telephone number of the management company for the association.
  13. Please write a letter explaining how you plan to repay the loan and reference sources of income (room rent, wages, pension, other income, etc.) evidencing new loan payment is within your budget.
  14. Original appraisal with color photos, if completed within past 6 months. We may be able to use this appraisal instead of ordering a new one.

Please answer the following questions:

  • Have you filed bankruptcy? If yes, what chapter? 7 11 13


  • Are you currently in bankruptcy?
    (InterBanc will need copies of your bankruptcy paperwork, including list of debtors and payment history if making payments.)


  • Are there any judgements, income tax liens, property tax liens, mechanics liens, utility or hoa liens against your property?
    (If yes, please supply any documentation you have regarding such)


  • Do you own or have ownership interest in any property other than the subject property? If so, please complete in detail the schedule of real estate section (page 3 of the application).


  • Do you have $325 for an appraisal?
